The City proposes creating a comprehensive as-of-right city-wide zoning approach and enhancements to licensing and enforcement to encourage and regulate multi-tenant houses across the city, adding all of York and Etobicoke, Scarborough, North York, Leaside, and East York.

The revised proposal effects the development of a seven-storey mixed use mid-rise building with 60 residential units, comprised of one-bedroom (30), two-bedroom (24) and three-bedroom units (6). The newly proposed building has a metric height of 27.6 metres (“m”) (from 33.1 m), and improved setback and stepback conditions.

Proposal: City Planning Division has received an application to permit a thirteen storey mixed use building with 319 dwelling units and 443 m² of retail space at grade. The application proposes to naturalize and convey some of the site to the Toronto and Region Conservation Authority (TRCA).

Tridel is proposing a 13-storey residential building at Montgomery and Bloor, with 6 storeys at the south-east corner stepping back to 13 storeys at the middle west side by Mimico Creek. The application proposes to naturalize and convey lands to the Toronto and Region Conservation Authority (TRCA) that are below the top-of-bank including the 10 metre buffer above the top-of-bank.

In August 2020, the developer approached the City and SKCA requesting to convene a non-binding mediation session to seek a mutually agreeable settlement. SKCA and the City agreed to participate in the session. Andrew Biggart of the firm Ritchie, Kecheson, Hart & Biggart LLP will represent SKCA if the mediation session occurs.
